PCG is on the scene: Your ICSC Recap

PCG traveled to Las Vegas last month for the International Council of Shopping Centers (ICSC) RECon convention, which drew a record-breaking 35,000 attendees! 

The volume of participation echoes what analytics firm Buxton Co. says about retail and mixed-use construction in this 2015 market report: "development has not kept pace with demand." In Houston, demand continues to outpace supply; average rental rates continue to increase, according to CBRE’s Q1 2015 retail reportBelow are excerpts from discussions Valerie Delafosse, PCG's VP of Business Development, and I had with ICSC attendees. We met great people and said hello to old friends, too.

Meir Cohen, President and Founding Principal of Cohen Equities, a New York based companyexpressed the need for renderings in the early stages of a project, often prior to architectural design. Cohen’s portfolio consists of existing retail as well as undeveloped sites. His "wish list" included consistency in rendering quality across projects. 
Retail Solutions is another new PCG client, and a growing retail broker that covers every corner of Texas. 
Director of Marketing for CREC Alysa Sheckler expressed the value in showcasing their projects through a quality rendering in their marketing packages. CREC is located in Lake Mary Florida, near Miami. PCG has a growing number of clients and projects on the east coast and in the southeast.

Which comes first? The funding or the rendering?

At the conference, many developers stated the need for high quality renderings to show a project's potential to obtain funding and pre-leasing. Recently, PCG has added value for our clients by creating 3D models and renderings based on only the developer's vision, a site plan and a few site photos. With PCG’s architectural background, we were able to "fill in the blanks" to create an engaging rendering, even before architects were on board, which earned clients funding and pre-leased projects. We enjoy these opportunities to flex our creative muscles and have received positive feedback from several clients
 

The bottom line? People are still spending at the register.

Online shopping accounts for only 6% of US retail sales, meaning brick and mortar stores aren't going anywhere soon. PCG thinks the mood at ICSC was OPTIMISTIC. Retail and mixed-use are booming, at the same time PCG has experienced tremendous annual growth of 50% for the past three years, in part by crafting dozens of 3D visualization projects for retail and mixed-used developments. Based on what we heard at ICSC, the growth trend will continue. As always, we know our success is a reflection of our industry and our clients’ success.
