Market improvement on both the Island and the mainland continues to be both price dependent and use dependent where the improvements are beginning at the lower price points and working their way into higher and higher price points. When one breaks down the market by price and property type, absorption rates can be used to determine the market health for the various segments.

The new year is bringing a big change in the local real estate market as two well-known companies come together in what the managing partners believe is the largest merger in the area’s history.
Charter One Realty and Gateway Realty, both longtime companies in the Bluffton-Hilton Head Island area, officially merges Jan. 1.

Charter One Realty Sponsors Osprey Village with $15,000 Donation
Charter One Realty presented Osprey Village with a check for $15,000 to help the organization turn into a reality its vision for a “Neighborhood with a Purpose”. The money will help Osprey Village develop an inclusive residential community for adults with developmental disabilities. The organization recently announced the community would be developed near Buckwalter Place in Bluffton where the initial construction phase is scheduled to begin in late 2016 or early 2017.

Charter One Realty has announced that Paige Rose has joined the company as Chief Marketing Officer. She will be working out of the company’s Hilton Head Island office at 11 Park Lane, where she will be overseeing all marketing, public relations, advertising and branding for the real estate agency’s 11 offices throughout Hilton Head Island and the Lowcountry.

Beaufort County Property Tax Time Is Here! - Important Tax Information For Property Owners In The Lowcountry
It’s that time of year again! Beaufort County Property Tax Time.
As Ben Franklin once said “Nothing can be said to be certain, except death and taxes.” If you ask me, living here in Beaufort County with Franklin’s two options, I will gladly pay my property taxes. The property taxes on an owner occupied residence are very reasonable at about a rate of ½ of a percent or the home’s value. Property taxes on other types of property are closer to the national norm of about 1.25% of the value.
Oldfield is a sprawling 800+ acre golf community found near the Okatie River, with a rich and diverse history that dates all the way back to the 1700s.
Interestingly, the land remained largely untouched for over a century until the 2000s when it was turned into the appealing community of homes and cottages that it has become today.
