OBTAINING A REALISTIC CONSTRUCTION BID

Invest a little early on and save a lot down the road

Finding a commercial space that is a financial "fit" goes beyond the lease payments or purchase price. It also includes the cost of the build-out.
 
When obtaining a preliminary construction bid oftentimes the client provides the contractor with very limited information that fails to consider: city codes, ADA, demolition, electrical/structural requirements and design direction. Consequently, the contractor submits a preliminary budget that is unrealistic, even though that was not the intent. And in the case of a competitive bid where multiple contractors are participating, misinformation or a lack of information could incentivize some contractors to submit a low price just to win the deal, knowing they can charge more later on.
 
When the economics of a transaction hinge on an inaccurate construction estimate, it creates a myriad of problems down the road. Why not minimize the risk?
