On December 12, 2022, Brookwood Place HOA Board held its annual meeting at the Lenexa Library. In attendance were 2022 Board members: Michelle Kring, Thom Tomlinson, Jan Kinney, Kevin Knipp and Ron Davis. A number of residents also attended the meeting.

Our next meeting will be held on January 9 at Thom Tomlinson's house. All residents are welcome to attend. If you'd like to attend, please notify Jan Kinney at jkinney1833@gmail.com at least one day prior to the meeting.

President remarks
President Thom Tomlinson opened the meeting and thanked the board members for their work on the board. He announced that Kevin Knipp will be stepping down from the Architecture VP position and thanked him for his 5 years of service on the board.
The number of dead and dying ash trees has been reduced over the last several years and that we will continue to monitor this in the future.
Thom recognized that we have had problems with timely trash pickup. He has had numerous discussions with Republic Services and explained that they have had difficulties in staffing and are in the process of training new drivers.
A request was received from a homeowner presenting and requesting the board to consider permitting solar panels in Brookwood Place subdivision. After investigating city restrictions and discussing the request it was decided to not allow solar panels at this time. We will continue to discuss the issue as the technology is always changing.

Ashley Meier reviewed the social activities for 2022:
- Easter egg hunt
- 4th of July parade
- Dive In pool party
- Halloween parade and funnel cake truck
- Holiday lights and Santa
Similar events are planned for 2023. Additionally, Ashley commented that most of the activities were geared towards families and kids. She is planning on sending a survey to residents to see what they would like to have in the future. She would like to plan some activities geared towards adults. It is convenient to have most of the events at the pool because of the lighting.

Kevin Knipp reported that requests for architectural changes have been down over previous years when many residents were putting in improvements during Covid restrictions.

Michelle Kring reported that in 2022;
- We had 7 pool parties, which allowed us to keep the pool open for an additional week at the end of the pool season
- We installed new Ring cameras as well as set up WiFi at the pool for residents use
- We replaced a section of crumbling concrete on the pool deck.
- In a cost saving measure, members of the board closed the pool this summer instead of having our pool service do it
- There were no reported incidents of vandalism at the pool
In 2023;
- We plan to fix the fence in several places
- We will work on the drainage behind the pool house
- We will change out the electrical breaker panel
- Possibly build an outside storage unit beside the pump room

Ron Davis told us that we have treated some trees for bugs. We will continue with our current landscape company, Beautiful Outdoors, in 2023. Plans for improvements include:
- Adding more annuals and perennials at the main entrance monument near 87th St.
- On the west side of Allman near the entrance sprinklers will be added
- Some shrubs on the south side of the pool will be removed as they are not healthy looking
- Some old sprinkler heads will need to be replaced
- We will add bushes on the west side of the pool for privacy and to help prevent mowed grass from being blown into the pool area.
- We are getting bids on fence repairs
- There will be some repairs on both monuments
- We can expect a price increase of 11 – 12 percent

Trash costs will increase 11.6 % in 2023, as well as increases for other expenses such as pool chemical chemicals and landscaping.
There is no one in arrears on HOA dues.

A motion was made and approved for a $25 increase in HOA dues. 2023 dues will be $600.
A motion was made and approved to re-elect current board members.
A motion was made and approved to approve the 2023 budget.

BWP Book Club
The next meeting of the Book Club will be February 9. at 7 pm. Brenda Wray will be hosting. Please bring a snack to share. Beverages will be provided. Please contact Cindy Edgington at cedgington@yahoo.com if you have any questions or would like to attend.
The February book is "The Girl with the Louding Voice" by Abi Dare. The unforgettable, inspiring story of a teenage girl growing up in a rural Nigerian village who longs to get an education so that she can find her "louding voice" and speak up for herself. It is a simultaneously heartbreaking and triumphant tale about the power of fighting for your dreams.
Bunko
Bunko is on the third Wednesday of the month at 7 pm and rotates through different hostesses. All ladies are welcome! If you are interested in joining on a regular basis or even just for one event, please contact Denise Fast at denise4taxes@gmail.com.

Wanting to make updates to your home? Great!
In order to ensure the work aligns with our Bylaws, residents must remember to contact the Architecture Chairperson regarding any exterior changes. Projects must be approved by the architecture committee before the work begins, EVEN IF YOU'VE OBTAINED APPROVAL FROM THE CITY. This includes any exterior changes or additions, new roofs, fences, landscape changes, driveways, patios, decks, painting the exterior of your home (even if it is the same color choice) and any project for the outside of your home. BWP Residents' children can advertise their services in the monthly newsletter free of charge. We will have a section with the child's name, contact info, and services offered (ie: mowing, babysitting, etc.) If a more extensive ad is wanted, a regular ad (see below) can be purchased. Our regular advertising will continue to be offered. If you have a business or service that you wish to advertise to our neighborhood, please consider using our newsletter as the advertising avenue. The BWP resident costs are quite low and will reach all of our BWP residents.
