It's not too late to list
    Buyers are still looking for homes! Don't let the "back to school" mentality stop you from moving forward with your dreams.

   So, cut your grass and primp your garden.  Perhaps add a touch of fall décor so the buyer can imagine themselves in your space come Fall 2014. 

"I'm a Buyer and a Seller!"

Buying and selling at the same time can be an incredibly stressful process.  You may be anxious about how it all works. "Do I wait to buy before I sell? Can I put an offer in on a house, before mine has sold? How does financing work?"  

Here are a few helpful tips I share with my clients to ease the process:

1) Financing: The first thing you need to decide is, "Do I need to sell before I buy?" Needing those finances determines when you can close on your new home. I would not wait to look until your house is sold. Start familiarizing yourself with the market. You can apply for a Home Equity Line of Credit on your current home to help bridge financing until everything closes. 

2) Timing: You have options! When presenting an offer, make sure to include a closing date that fits your timeline and buying process. You aren't tied into a 30 day close! I previously talked about adding a contingency to an offer that is dependent on the sale of your existing home. This gives you some control over timing.

3) Moving: Start packing as soon as you list. Emptying your house early not only gives you a jump start on the moving process but it allows the prospective buyer to envision themselves living there with a more clutter-free and open space. Having too much "stuff" in your home can be a disadvantage-- making the rooms appear smaller than they actually are.

According to the July 2014 RE/MAX National Housing Report, the Median Sales Price of all homes sold was $210,000.  This was 6.0% higher than the median price in May and 9.6% higher than the median price seen in June 2013.  On a year-over-year basis, the Median Sales Price has now risen for 29 consecutive months.

30 year fixed rate mortgage averaged 4.12% for the week ending July 31, 2014 – down from last week when it averaged 4.13%.  A year ago at this time, the 30-year FRM averaged 4.39%.  Once again, average fixed mortgage rate showing very little change while remaining near their 2014 lows.
