Hello Friends! 

If this first month of 2016 was any indication, this is going to be another record breaking year for real estate sales.  My phone has been ringing with buyers trying to get a jump on the spring market. Unfortunately, inventory is low at the moment so it makes finding their perfect home a little more challenging.  If you are thinking about selling this year, please get in touch!! It’s a seller’s market right now and I would love to show you how to capitalize the most on the value of your home. 
 
Not only are we prepping for the spring market, but it’s also tax season.  Oftentimes clients ask me about the tax benefits of buying and owning a home.  My first suggestion is always to check with a certified tax accountant as everyone’s situation is different. But recently I came across the following articles for tax deductions for the homeowner as well as deductions for the first time home buyer and thought they might be useful to some of my clients.

The median sales price for homes in Cranberry Township PA for Jul 15 to Oct 15 was $285,000. This represents an increase of 9.7%, or $25,100, compared to the prior quarter and an increase of 11.3% compared to the prior year. Sales prices have appreciated 3.6% over the last 5 years in Cranberry Township. The average listing price for Cranberry Township homes for sale on Trulia was $339,982 for the week ending Oct 21, which represents an increase of 4%, or $13,050, compared to the prior week and an increase of 3.2%, or $10,543, compared to the week ending Sep 30. 
The median sales price for homes in Wexford PA for Oct 15 to Jan 16 was $285,000. This represents a decline of 6.6%, or $20,000, compared to the prior quarter and a decrease of 12.3% compared to the prior year. Sales prices have appreciated 21.3% over the last 5 years in Wexford. The average listing price for Wexford homes for sale on Trulia was $416,644 for the week ending Jan 27, which represents an increase of 6.2%, or $24,467, compared to the prior week and an increase of 1.9%, or $7,587, compared to the week ending Jan 06. Average price per square foot for Wexford PA was $138, a decrease of 2.1% compared to the same period last year.
The median sales price for homes in Mars PA for Oct 15 to Jan 16 was $290,000. This represents a decline of 0.7%, or $2,000, compared to the prior quarter and a decrease of 15.1% compared to the prior year. Sales prices have appreciated 28% over the last 5 years in Mars. The average listing price for Mars homes for sale on Trulia was $424,016 for the week ending Jan 27, which represents a decline of 4.8%, or $21,365, compared to the prior week and a decline of 4.6%, or $20,570, compared to the week ending Jan 06. Average price per square foot for Mars PA was $262, an increase of 91.2% compared to the same period last year.
