Why You Should Be Confident in Buying!

It is an exciting time to be buying a home in Pittsburgh or the surrounding area - why? Pittsburgh was voted "Most Livable City" in 2014 and was recently named as one of the "best All-American vacations in 2014" by the Travel Channel.

Appealing to the diverse population, Pittsburgh and the surrounding neighborhoods consist of artists, musician, foodies, and young entrepreneurs. Not only is the city perfect for ages 18-35, but it was also voted 5th best location to retire in Pennsylvania.

Aside from a diverse culture, Pittsburgh School Districts consists of 14 high schools - several of which have received gold, silver or bronze medals from the U.S. News Best High Schools rankings. In 2014, the top ranking school districts were Mt. Lebanon and Upper St. Clair.

That being said, Pittsburgh has been ranked in the top 10 for best places to pursue the American Dream. The Atlantic states, "The relative strength of the region's economy, coupled with strong community and family networks throughout the region provides an economic climate that encourages inter-generational upward mobility."

So, have no fear - this is a great time to consider buying a home in the Most Livable City!

Although home sales have dropped 6.8% below the number of sales in July 2013, this year remains well above the sales of the same period in 2012. The Median Sales Price for all homes sold in July 2014 was $204,500. According to the August 2014 RE/MAX National Housing Report, July home prices were 7.9% higher than prices last July. Ready for more good news? The year-over-year losses have decreased and are growing smaller each month. Homes for sale inventory is at a 4.3 so far and a 6.0 indicates a balanced market.

With a stronger economy leading to job security and financial stability, an increase in household ownership is looking promising! More importantly, the U.S.'s monthly mortgage payment-to-rent ratio is the lowest it's been for 35 years. The 30 year fixed rate mortgage is averaging 4.10% for the week ending August 29th, 2014.
