Selling a Secondary Property

        Recent real estate reports show that vacation home sales are on the rise.  Summer is a prime time to list secondary properties for sale.
       During the month of July many buyers will be shopping for beach side properties, lake houses, and cabins.  If you have a vacation home that you have been thinking about selling, now is the time to list.  

Home Inspections

         The summer months are busy times for contractors and home inspectors.  The home inspection is a crucial part of the buying process, especially during the summer.  
         Top reasons for a thorough home inspection include uncovering potential problems with the property, having the oppurtunity to ask the sellers to fix problems or reduce the price, and planning your potential changes to the house with the input of a qualified contractor.

Summer Staging

        If you are planning on listing your home for sale during the Summer months, make sure you stage for summer colors and trends.  Start by switching to brighter color schemes with decor.  
        Changing out accessories like bath towels and throw pillows to summer colors can really brighten up the rooms.  Adding fresh cut flowers or potted plants can also help bring a Summer feel to your home.  And make sure your walkway lights have fresh bulbs and your outdoor decor is clean and visible.  All this will help your home better appeal to the Summer buyer.

Market Trends


Mortgage rates are holding steady at 4.14% for 30 year fixed rate mortgage as of the end of June.  The same mortgaged averaged 4.46% this time last year.  Home buyers can expect rates to stay steady or decrease going forward this July.  


Real Estate

According to the June 2014 RE/MAX National Housing Report, The median sales price for a home rose 7.7% from the median sales price in May of last year.  This indicates that 2014 will see houses selling at a higher value which may continue to rise into the rest of the season.
