Vague Real Estate Terms

 

Expressions that cause confusion

Through the years humorous articles have been written poking fun at comments in real estate ads. We all know that "close to public transportation" should be interpreted as "built over the subway". But the following are vague real estate terms that can get real estate salespeople into trouble. The age of consumerism has become the age of litigation, and the following terms should be avoided or used judiciously.

New Roof  - The term "roof" is misleading in that it implies the roof covering plus the roof sheathing, rafters or trusses. The word "new" is rather nebulous as well. "Shingles replaced in 2009" is a more accurate description.

  1. You'll increase your home's value ~ There's a growing buzz among buyers about eco-friendly homes. And what's not to like: Green homes use sustainable materials that are better for the environment, and have lower utility bills and healthful air.
  2. The energy savings will add up ~ The U.S Department of Energy believes if current buildings were green-improved, the country would use $20 billion less in energy per year. That's not chump change!

Another Easy DIY Repair

three-way-switchIn response to last month's article on Simple Things Homeowners Overlook, she sent us this tidbit to share:

The definition of a "4 Way Switch" is that it powers 3 light switches. The definition of a "3 Way Switch" is that it powers 2 light switches. All the lights in our front hallway went off. We thought that 2 switches in that hallway controlled them all. We called an electrician.

There were actually THREE switches and the third one had turned off the other two. Once the electrician threw that switch (and tightened ONE screw on it), all the lights worked again. $85 to find out that we could have done it ourselves!

Spring Cleaning Trick


Many people have cute decorations on top of kitchen cabinets and when you get up there to clean, it is amazing the yuck, gunk and dust you find.

After cleaning, put wax paper on top of the cabinets and return the decorations.  Next time you clean, just pull off the old dirty waxed paper and stretch out a new layer.

Easy Way to Go Green

  • Clean the dryer's lint screen to improve air circulation, speed drying time and energy usage will drop.
  • Install dimmer switches if you are not ready to convert to florescent bulbs. Dimming a light by just 10% doubles the bulb's life and dimmer switches are only about $10.
