How are you? What’s on the schedule today? It turned out to be kind of pretty morning. It cleared up there for a second. It has been dark and rainy the last couple days! How’s the house holding up? If anything comes up you need help with, reach out.

 

Have a great day! Hopefully you get this email. If anyone has experienced email issues in the last week, Gmail has reportedly had problems and has been going down. It definitely threw wrench at my Tuesday schedule. Including an article below.

Here is the RMLS's official November report for both Portland-Metro and the Northern Coast. I'm going to start covering Southern OR/ the Bend area as well. The RMLS does not cover those areas as well and lacks sufficient data. I will be researching the best outlets to gather that info for future emails. The last few emails have been heavy on the market. I'll be emphasizing more fun things for next weeks email. Stay tuned!
Portland-Metro

November Residential Highlights - New listings (2,238) increased 5.7% from the 2,118 listed in November 2019, and decreased 36.3% from the 3,515 listed in October 2020. Pending sales (2,557) increased 12.4% from the 2,274 offers accepted in November 2019, and decreased 20.1% from the 3,199 offers accepted in October 2020. Closed sales (2,745) increased 25.3% from the 2,191 closings in November 2019, and decreased 13.0% from the 3,155 closings in October 2020.

Inventory and Total Market Time -Inventory decreased to 1.0 months in November, the lowest on RMLS™ record. Total market time increased to 41 days.

Year-to-Date Summary- Comparing the first eleven months of 2020 to the same period in 2019, new listings (36,619) decreased 6.7%, pending sales (30,933) increased 7.5%, and closed sales (29,159) increased 6.5%.

Average and Median Sale Prices- Comparing 2020 to 2019 through November, the average sale price has increased 7.1% from $459,300 to $492,000. In the same comparison, the median sale price has increased 6.8% from $410,000 to $438,000.
Northern Coast
November Residential Highlights New listings (108) decreased 5.3% from the 114 listed in November 2019, and decreased 41.3% from the 184 listed in October 2020. Pending sales (156) increased 13.9% from the 137 offers accepted in November 2019, and decreased 28.8% from the 219 offers accepted in October 2020. Closed sales (163) increased 29.4% from the 126 closings in November 2019, and decreased 24.5% from the 216 closings in October 2020.

Inventory and Total Market Time Inventory increased to 1.4 months in November. Total market time increased to 90 days.

Year-to-Date Summary Comparing the first eleven months of 2020 to the same period in 2019, new listings (1,998) decreased 14.7%, pending sales (1,915) increased 11.2%, and closed sales (1,774) increased 8.4%.

Average and Median Sale Prices Comparing 2020 to 2019 through November, the average sale price has increased 12.4% from $369,600 to $415,400. In the same comparison, the median sale price has increased 9.1% from $330,000 to $359,900.
More on the Mount Hood next week. I'm going up this weekend to check it out. It sounds like they've taken strong steps to stay in accordance with COVID measures. I'll report back what I find.

I found more walks!

If you're like me and need to get out and move a little, here are some local walks to check out, by the Portland Bureau of Transportation. I started to go on the Alameda Ridge and Stairs walk (Northeast) , last night. We forgot one of our dogs coats and had to turn back. It was a little too rainy.

PBOT also has a pretty extensive interactive map outlining different bike routes. I got hit by a motorcycle on my bike a few years ago and learning designated bike routes has been huge in creating a safer riding experience. If you're thinking about getting on your bike again, but not sure where is safe to ride, check it out!

My Favorites

Here are my 3 favorite quick food spots. I'm always featuring other peoples lists. These are my staple local restaurants and they're still serving!

Du's Grill- this Teriyaki spot has been a pillar in the Portland Teriyaki community for years! 

Taste Tickler- It's like another teriyaki spot, but they're more sandwiches. I just looked and I don't think they have a website. They've been there forever, they don't need one!

Shawarma express-  This greek food cart popped at the Hollywood fitness food cart spot on Sandy maybe a year ago. Let's just say we have not gotten Mexican food much since.
