How much is my home worth?

Have you been tempted to try and find out the value of your home by using one of the valuation tools now appearing online on numerous property websites?  These online valuations calculate house values using a mathematical algorithm fed by a range of data published by various bodies which monitor house prices across the country.
 
A quick check on an online ‘what is my home worth’ valuation tool on a popular property website shows just how wrong these algorithms can be. Entering the details of a couple of houses chosen at random sold recently through Flick and Son came up with an online valuation for one which was 25% lower than the actual sale price, and for the other, an astonishing 36.25% less than its sale price!
 
It is not surprising there is such a discrepancy when the source of the information fed into the algorithm is considered. For instance, in the relatively simple process of assessing average home values, building societies and banks analyse their mortgage valuations, property portals look to the asking prices which agents post on their sites to advertise their clients’ properties and the government relies on Land Registry sales numbers. This all results in wide discrepancies in calculating average UK house prices. From figures released recently, you can take your pick as to the average UK house value which is variously quoted at £304,222, £213,930 or £217,000, depending on your source of choice.
 
Not surprisingly, mathematical algorithms also have difficulty recognising differences in value between two largely similar houses in the same town, let alone in a street as value derives from an almost limitless list of a house’s characteristics.  In the same street, is one house next to a pub or even a bus stop, and not the other? Does one house have a view between houses on the opposite side of the road whereas does another almost identical house a door or two along directly face a three-storey house opposite it?
