The consumer magazine Which? has been focusing on house prices in a recent issue. In particular, they have been looking at asking prices suggested by estate agents and whether some are pushing the asking price way higher than a property’s true value purely to gain the instruction.

Which? has collated information from thousands of house sale prices and compared them with the original asking prices. Their independent analysis shows that overpriced homes placed on the market not only take longer to sell but also often result in the vendor achieving a lower price for their property than would have been the case had it been marketed at the correct price initially.

It is a natural instinct to be tempted by the agent suggesting that you market your home at a higher asking price than can be justified so we urge you to look more closely before deciding which agent to trust to handle the sale of your home.

Although we may not always recommend the highest asking price from amongst the agents you contact to see what they have to say, you can be confident that the price we do suggest will be instrumental in achieving the optimum price for your property for you.

One good tip we can pass on is that before you make a decision about who to instruct, do some research on recently sold prices for properties like yours close to you.  If an agent is suggesting a much higher figure than those actual sale prices and higher than other valuations you have received, there is a strong likelihood that the agent is massaging advice to you in the hope that it will persuade you to use them to market your house.

New Energy Performance standards for rented property

If you rent out a property do you know it's energy performance rating? From April 2018, properties rating below E will be considered as substandard for letting to new tenants. This will also apply to existing tenancies from 2020.

It is possible that the dates for this new rule might be deferred, but once implemented, properties rated F or G will not be considered suitable for letting to tenants until improvements are made.
