Over 55's still active in the property market

This month we are focusing on people over the age of 55 and the results of a survey which suggests that many of those who are moving towards pensionable age are considering one more move into the property market.  The Prudential spoke to more than 600 people in that age bracket with nearly two in five saying they were planning to buy another home. 
The recent changes to pension rules could have been seen as a real driver for this but interestingly only one in seven of respondents said it was a factor, possibly dampening speculation of a boom fuelled by new pension freedoms.
Around one in five of those who are looking to buy are either looking for a second home or a buy-to-let property, with the majority of others planning to downsize in the near future.

Guidance for Landlords
The Department for Communities and Local Government has issued guidance for landlords about new regulations for smoke alarms and carbon monoxide detectors.  Flick & Son has been informed that legally this should be carried out at all rental properties by 1st October 2015, although the date for implementation may be changed.
In summary, at least one smoke alarm should be placed on each storey of a property used as living accommodation.  In addition, a carbon monoxide detector should be placed in any room with a solid fuel appliance, which includes open fires and woodburners.
Clauses will be inserted into tenancy agreements requiring the tenant to check all alarms and detectors once a month, to change batteries and report non-working alarms.
