Property drought driving the market

A theme is already beginning to emerge in the 2016 property market with reports that prices are edging up purely because of the lack of properties coming to the market for purchase.
Rightmove says prices have moved up by one per cent in the East compared to this time last year, higher than the national average, and that agents have generally seen a sharp fall in the number of properties available per branch.  There has been a specific drop in homes with more than two bedrooms coming onto the market, according to Rightmove.
With stock markets and some commodity prices falling back sharply it may not be long before sentiment in the housing market changes causing house prices to stabilise or even fall back, particularly if supply and demand become better balanced.

Client Money Protection proposals dropped

Plans for a requirement in the new Housing and Planning Bill for letting agents to offer Client Money Protection have been dropped for now – after the housing minister opposed the move.
Brandon Lewis believes offering CMP would cause too much red tape.  However, ARLA, who represent letting agents, called Mr. Lewis’ decision ‘very disappointing’.  Managing Director David Cox said the clause had been backed by many in the industry and ARLA will continue to fight for a mandatory scheme in their quest for a more appropriately regulated lettings industry.  The minister has now agreed to look at the proposals again in May.

Gas on the way out?
Last month’s climate change deal could have a significant knock-on effect for homeowners and landlords in the future.  Gas cooking and heating could be phased out in 15 years as part of the agreement.
This would potentially cause an enormous upheaval in the future if gas appliances have to be replaced.  One climate change policy expert suggests looking at alternatives now as, if governments follow through on their deal, homes with gas fired central heating could be worth less in a decade.
Currently 23 million British homes use gas and the government is hoping we will all be less reliant on it in the future.
