Welcome to the latest newsletter from Flick & Son.

It was great to see so many existing and former clients, as well as professionals we work with, at our recent drinks party to celebrate the 21st anniversary of Flick & Son directors Peter Watson and Chris Burrell-Saward acquiring the business.

It’s prompted us to look back at some of the changes in the housing market since Flick & Son returned to its independent agency roots in 1995.  Some are obvious, for example property prices have increased by an average of more than 300% in that time.  Aldeburgh has seen even greater price rises; 21 years ago the average price was just £81,000.
 
Some changes in the market have crept up on us over time.  Although there are now almost three million more households in the UK, the number of owner occupiers has only increased modestly while the amount of rented households has nearly doubled, settling at around a fifth of the market in the latest available figures.  Some of this will be due to the price inflation mentioned previously and a lack of affordable housing.
As we celebrate our 21st anniversary there are signs that the market is going a little quieter as a result of stamp duty changes brought in by Chancellor George Osborne in his budget earlier this year.  Add to that the noisy campaigning over the EU referendum, it has all contributed to a wait-and-see attitude in the market at present. 

Whether this will have a lasting effect depends on how the vote goes as well as its impact on the wider economic background which influences decisions over whether to buy or sell.

Flick & Son shares the view of many senior economists that changes to Capital Gains Tax and Stamp Duty thresholds have probably had more of an impact on current conditions than the ongoing debate over a potential exit from the EU. Aldeburgh Triathlon
