An Englishman's home is his castle - but is it?

There has been speculation in the news recently that more homes in England might now be rented than are owner-occupied.  If so, might we be witnessing a structural change in the housing market brought about by the low interest economy which has persisted since the 2008 financial crisis and further compounded by the Brexit vote?
Research by Savills analysing data drawn from the HMRC’s English House Survey and working on the assumption that tenants have an average stay of 3 years suggests that there are now 1.6m rental moves a year within the existing stock of properties for rent. This at a time that sales transactions are hovering around the one million mark. Flick and Son’s experience mirrors this trend, our letting and management department seeing real time growth in the number of properties now being let in this area.
So for the first time in recent history and as we prepare to leave Europe, our housing market really does look to be moving towards the European model which favours renting above owner occupation.
The most recently available statistics on the volume of house transactions shows June’s sales volumes dropping sharply adding further pressure on owner occupation. In England, the number of transactions in June stood at 57,637 residences, down from 85,020 transactions recorded in June 2015, a marked drop of 32.2%. Overall sales levels remain below those of the last three years suggesting either a significant fall in demand for, or supply of, residential property for both owner occupation and for renting.
Supply or demand? On this there can be no doubt, supply is the issue currently influencing activity in the housing market not just in Suffolk but across much of the country.
In the period from 1st April to 30th September, the number of properties coming to the market in the area has fallen by an average of 7% year by year since 2013 which is a significant number of properties not coming up for sale. Taking a snapshot of the level of demand in East Suffolk, on 17th April of this year Flick and Son had 10.9 purchasers registered with us per house on our books. By 17 October that ratio had changed to 17.5 applicants per available property, a massive 75% more applicants trying to find the right property for themselves and an equally amazing 61% increase in applicants per property available.

Thank you to everyone who supported us with the MacMillan Coffee Morning on Friday 30th September at our Saxmundham branch.

It was a great success and we raised a massive £277.69 for Macmillan Cancer Support. 

Poetry in Aldeburgh is a volunteer-led not-for-profit venture which is staging a festival at various venues in the town between 4th and 6th November.
