Budget unlikely to dampen housing market

The vibrant property market in our beautiful part of Suffolk has been more active than usual at this time of year, undoubtedly in part due to the impending rise in Stamp Duty on second homes and buy-to-let property. 
 
The Chancellor of the Exchequer, George Osborne, confirmed in his Budget speech this week that the increase will come into force on 1st April.  He said £60 million raised from the measure would be used to help fund community-led housing projects in rural and coastal areas where second homes are having an impact on communities.
 
The consequences of the change will not become clear for some time but it is unlikely to have a major impact on the market as a whole.  Demand is still coming for homes in all price ranges so we are delighted to still be seeing more new instructions come to Flick & Son than anyone else in the area.
 
One potential boost for future first-time buyers in the Budget was the announcement of a ‘Lifetime ISA’ open from April next year to those under the age of 40.  The government has pledged to give an extra £1 for every £4 saved up to £4,000 per year.  The ISA can be used for a deposit on a home or towards a pension.

Rents on the rise

Average rental prices in the East of England are continuing to rise faster than anywhere else in England and Wales according to research.  The Countrywide Lettings Index showed new lets at an average of £945 in February, up 7.3% or £64 on the same period in 2015.  The average increase across England and Wales was 3.2%.
                                                                                                                                   
Almost all regions are showing that the proportion of asking rent achieved is close to 100%, an indicator that demand is strong.  In 2008, almost a quarter of tenants were able to negotiate their rental price down – the research says this has now reduced to just 8%.  


Windfall increases for downsizers
 
New figures from Lloyds Bank claims downsizing is the most popular reason for moving to a new home in the next three years.  46% of those surveyed cited it as the main motivation to look for a new property.
 
The bank claims East Anglia is one of the best regions to unlock capital when downsizing to a smaller home.  Their figures compared the difference between the average price of a detached and a semi-detached home and showed a windfall of just over £100,000 – a 16% increase on ten years ago, much higher than the national average.
