Stability following the Brexit vote

Welcome to the latest newsletter from Flick & Son.

Last month’s email was sent on the day of the EU referendum so a lot has changed politically since then, with the vote to leave and a change in Prime Minister.  Theresa May has a lot of deal with in her in-tray and her new Chancellor, Philip Hammond, will be keeping a very close eye on the state of the housing market over the next few months.
 
There is little doubt that uncertainty before and immediately after the referendum had an impact on enquiries although they are now bouncing back and prices appear to be holding up well.  Some recent media coverage following the Brexit vote has struggled to look beyond the headlines and we feel it may not be providing a full picture of what is happening on the ground.
 
Flick & Son director Peter Watson, who is a Fellow of RICS, believes the market is stable. “Early signs following the Brexit vote are that the swift resolution of the Conservative leadership contest and the formation of a new cabinet which has so far helped to reassure financial markets, has also stabilised the property market in this part of the world.”
 
“Currently Flick & Son is noticing a rise in the number of house buyers registering with us for the first time but fewer properties are coming to the market than is usual for this time of year, an indicator that that demand will hold up in the short term for those few properties currently available."  

"The summer holidays will undoubtedly bring their normal ‘hiccup’ in activity while people concentrate on other things than house buying and selling.  Come September though, and for the remainder of the year, we anticipate a balanced market with values remaining relatively stable and with a reasonable level of buying and selling activity.  After that, when Brexit negotiations get underway and new trade deals are brokered both with the EU and around the world, the market is likely to suffer from uncertainty again and activity will be extremely sensitive to outcomes.”

Property News

Rental demand remains high
 
Figures from Rightmove indicate that demand is still holding up prices in the rental market.  Their latest quarterly Rental Trends Tracker shows a 5% annual increase in average prices compared to the same period last year, the highest regional rise in England and Wales.
 
Nationally there was an 8% increase in newly marketed properties between April and June although the supply figures include a large jump in availability of 22% in London so property in the rest of the country is likely to be at more of a premium.
 
Still more new housing needed – report
 
A new study by the Yorkshire Building Society is urging the government to do more to reach targets for building new homes. 

They claim the pledge of building a million new homes by 2020 is off-track with 142,000 homes built in 2015.  They say this would need to increase to 270,000 this year to get back on target.
