What to look for when your project will take years - even decades - to finish

It's no surprise that complex land development projects call for intentional, skillfully managed relationships with various stakeholders. (Triad has a long list of these successful projects, some of which we highlighted in our July newsletter.) Here are FIVE REASONS Triad should be at the top of your list when considering your next long-term project:
1. The territory
Kirkland headquartered and regionally focused, Triad has broad-based, local knowledge and deep experience developing communities where people want to live. We're  helping our clients meet the current housing demand  with projects in Gig Harbor, Black Diamond, Sammamish and most other cities in between.

2. The permitting organizations
We have long-standing relationships with agency staff. They appreciate our knowledge of their permitting processes and regulations, and we know who to call for quick answers to design questions. In addition, these jurisdictions know Triad and have a high degree of comfort with our work. This ready access, familiarity and trust keep projects moving ahead with a minimum of time-consuming and costly course corrections.

3. The area’s best co-consultants
Triad has time-tested working relationships with some of the best specialized consultants and architects
in the business, and we value the expertise they bring to each project. Cooperation and frequent, clear communication with other members of the design team are hallmarks of every successful project. We mutually respect and enjoy working with one another.
4. Multi-discipline firm
Our engineers work side-by-side with Triad's other project team members - project surveyor, planner, site designer, landscape architect,
survey technicians, and field crews. We use the same base maps and CAD standards, and all of our work is leveraged to expedite deliverables. With a cohesive design team, projects move more quickly and there are fewer surprises along the way.

5. Engineering expertise
None of the above would mean anything if we weren’t also talented civil engineers
committed to high-quality results and supported by a dedicated leadership team.
