We are in the full swing of summer and I am happy to report that the Bend real estate market is hopping!  The end of summer is approaching and sellers are reducing prices to make sure they sell during the season.  Now might be a good time to get your hands on a better deal, if you've been thinking about buying.

What do you do to pay the rent/mortgage? 
I’m a self-employed GIS Specialist (Geographic Information Systems)…I make maps! Many of my clients are focused on preserving, restoring and enjoying our landscapes. Look for the Deschutes GeoGraphics logo on maps at community preserves, bike shops, hiking trails and paddle trail kiosks. 

How and when did you find yourself here in Bend?  
In my search for a place to call home, I took a systematic approach and drew circles on a map. Bend had the coolest landscapes and recreational opportunities within a three hour radius.  I left Minneapolis, MN 18 years ago and never looked back.
What do you do in your spare time? 

Hike, kayak, take photographs, play guitar in a band, and see the world when the opportunity arises.  I just took a solo trip to Peru in April. 

What part of Bend do you live in and why? 
I live in the mid-town area.  I like the homes with character, affordability, low key vibe, central location and easy access to downtown (20 minute walk).

Where do you eat your favorite meal in Bend and what is it?
Spork...I dig the catfish tacos.

Where do you find your favorite refreshment in Bend and what is it?
AM… Cardamom latte at Jackson’s Corner.  After 12:00… the Rubinator at O’Kanes
Do you use your turn signals in the roundabouts?  (Be honest)  
Can I skip this question?  I have manual transmission.  I’m also a coffee drinker… not always good at multi-tasking.

Central Oregon Market Outlook

We have seen an almost 12% increase in number of homes for sale as compared to last year at this time.  We are still working with fairly low inventory (4.6 months of inventory, similar to last year at this time), which does create a seller's market. 

That said, we are seeing lots of price reductions on homes for sale as those ambitious sellers get nervous about the end of the season nearing.  Many sellers who had big plans for the grand appreciation they were going to reap from their homes are now experiencing a more realistic picture of our market. 

It would not be a bad time, in my opinion, to make a lower than asking price offer if a home has been sitting on the market through the summer.  Of course, much depends on the motivation of the seller.
