Silverdale Commons to be New Headquarters for Mitch Cox Companies and Others

Developer Mitch Cox and Silverdale Partners, GP, acquired the former Traco window and door manufacturing plant on Silverdale Drive on July 16th, 2014. The 155,000 square foot building, which has been vacant since 2009 when Traco moved its operations to Pittsburgh, will soon be an upscale, technologically advanced business center.

U-Haul Renovation

The Johnson City downtown U-Haul company store is moving its operation across town to the former Fun Expedition building on North Roan Street.

U-Haul has been doing business in downtown Johnson City since the early 1980s. In Spring of 2014, U-Haul commissioned Mitch Cox Construction to renovate the game center into a 71,340 total square footage professional facility outfitted to feature U-Haul products and services.

The main building (66K square feet) will feature climate controlled self-storage, a showroom, and towing systems installation bays. Additional warehouse space will be designated to introduce U-Haul's latest product line: the U-Box, a portable moving and storage pod solution, able to fit a room and a half of household items (watch the U-Box video).

Phase 1 renovation is scheduled to be completed well before the New Year with demolition having already begun last month. Consecutive phases will add value to the operation over the next couple years, such as the addition of over 1,400 storage units.

Clay McQuade, president of U-Haul Company of Knoxville, is glad to have the Mitch Cox team working on this project. He said, "With the move from downtown, speed is everything. Knowing the past work and reputation of Mitch Cox Construction, I look forward to the expediency they provide."

Office Transformation in 30 Seconds

Jonesborough Eye Clinic is a state-of-the-art optometry practice.

The build-out performed by Mitch Cox Construction included an office/retail hybrid space for vision treatment and retailing high-end eye care products. Total renovation of the 2,650 square footage resulted in multiple exam rooms, diagnostic labs, storage rooms, and an open lobby with both the waiting area and retail area in the same well-lit space.

Dr. Kristen Pumphrey, owner of Jonesborough Eye Clinic, wrote about her experience as a first-time builder:

"Our favorite part of the new space would be the layout, how it has increased our efficiency, and the ability to present the 'look' to our patients that mirrors the excellent quality of care we provide.  Working with Mitch Cox was incredible - I had prepared myself for 2-3 months of 'life disruption' - having to come in everyday to 'check' on things, lots of decisions throughout the process, etc., but that couldn't have been further from what happened.  Raymond helped us make all the decisions before the construction began so the actual building process was effortless on our end.  We only had one change in plans during the entire process and Raymond stepped in and exceeded our expectations.  Would DEFINITELY recommend this company to anyone building - especially someone building for the first time like we were!"

Apartment community expansion in Northeast Johnson City

On August 22, 2014, preparatory grading began on 7.3 acres of land in Piney Flats between the MSHA Urgent Care and the Eastern Fly Outfitters fly shop along the Bristol Highway in Johnson City, Tennessee.

Pickens Bridge Village is a stylish 38-unit apartment community constructed in 2008. Now, Phase II of Pickens Bridge Village is underway with plans to develop 53 additional units.

Jim Hallahan, project manager, said, "This project consists of one bedroom units with back porches and two bedroom units with back decks and drive-under garages. The exterior materials are warm colored brick and hardiplank siding. The interiors will have high-end laminate flooring, carpeted bedrooms, brushed nickle fixtures and stainless steel appliances."

Johnson's Depot: Office & Retail Space Next to Tupelo Honey Cafe

Another historic renovation is underway.

Greg Cox, co-developer and co-owner with Johnson's Depot, LLC, hired Mitch Cox Construction to rebuild the offices of the CC&O Railroad Depot into Johnson's Depot, a 2,400 square foot office and retail space annexed to Tupelo Honey Cafe - Johnson City.

The two-story building will feature retail space on the ground floor. On the second floor, the seven offices will be renovated into fresh office spaces retaining the original look and feel of the historic depot. The offices were used by train schedulers and operators in the early 1900s.

While heavy interest has been expressed by several potential tenants, Cox said, many are waiting to see the final outcome before committing. Each of the offices range in size with rent estimates of $500-$700 per month.

Mitch Cox Construction estimates a project completion date of mid November 2014.

Mitch Cox Companies joined forces with Universal Construction and Development to form the "stoppable" aquatic avengers - team FIRECRACKERS!

The competition was heavy. We fought hard and landed in 11th place out of 33.
