Boom Deals!
 

Carly Glova, President of Building Careers LLC and Julia Turpit, President of J.E. Turpit Consulting worked with both Eric Hepfer, Director at Hines and Nick Frasco, Director at HFF in negotiated deals to place great candidates for the firms open positions in their local offices! All 4 met through NAIOP DL Council- Boom!
Alysse Cooper, VP of Sales at ICE & Danielle D'Andrea, Owner of D'Andrea Consulting Services, marketed ICE's new furniture line: WorkShop! They met through their service on the DL Council- Boom!

2nd Annual March Madness Charity Mixer

 
On March 24th your Developing Leaders hosted the 2nd Annual March Madness Mixer at OffShore Tavern & Grill. This March Madness themed event drew a big crowd and wasn’t short of exciting games and upsets. Raising donations from the brackets and entries, your DL’s were able to send the Challenged Athletes Foundation just over $1,800. CAF is an organization that provides opportunities and support to people with physical challenges so they can pursue active lifestyles. Attendees heard from Michael Johnston and one of NAIOP San Diego’s very own, Ricky James. Both men are CAF athletes and are very active in sharing their own experiences with CAF to raise awareness. The brackets were selected at the beginning of the tournament, and with a tight ending, Lauren Suazo of Westcore Properties came out on top followed closely by Joanne Yaghdjian and Tommy Gibbs. Don’t worry everyone- Greg Bowman STILL came out at the bottom… 26th place. Way to go, Greg, you’re getting better every year! A huge thank you to all who came out and all who supported the event and CAF. An even bigger thank you to our sponsors: Westcore Properties, Burger Construction, and LPA, Inc. Another successful event for all but Greg Bowman.

NAIOP San Diego held a packed breakfast event on May 5th featuring an esteemed panel of industry leaders: Phil Monroe, Principal of Locale Advisors; Tracy Murphy, Senior Vice President for the West Coast for BioMed Realty; Mike Murphy, President of Murphy Development; Tom Blake, President of Coast Income Properties; Jamas Gwilliam, Senior Vice President of Kilroy Realty. The event was moderated by Brian Russell, Senior Vice President of Eastdil Secured, and featured discussions addressing where the panelists see opportunity, what they are building, why they select locations and amenities, how they make it pencil and when they exit. It was an insightful event that left attendees with valuable market knowledge.

Michael Praggastis - H.G. Fenton Company

 
What do you do?

I work for H.G. Fenton in acquisitions, and my focus is trying to find new opportunities within the San Diego marketplace. Recently, I got the opportunity to help craft the company's strategic plan and now we are in the process of implementing our vision, including looking into new markets outside of San Diego.


What is your favorite thing about your job?

I love that every day brings something new. I am involved with everything from organizational structure, to repositioning a building, to developing something from the ground up, and I get to work with bright and passionate people and learn something new everyday.


What is your involvement in NAIOP this year?

This is my first year on the DL Council and I'm on the Lunch & Learn Committee

What is a goal for 2016?

Put my cell phone away and be more present when I am spending time with my kids


If you won mega millions, what would you do with it?

After regaining my composure, I'd take the majority of the winnings and invest it. Boring, I know. I'd also make sure to spend a big chunk on traveling around the world with my family.


On the weekends what is your typical MO?

My wife and I are pretty low key. We usually try to spend the weekends hanging out with friends and spending time with our kids. Every once in a while I'll sneak away for a round of golf. 


What is your desert island dish?

Fish Tacos

 

RockStar Series feat. David Thomas | LBA Realty

NAIOP’s Developing Leaders Mentorship Committee – Tommy Gibbs, Nick Frasco, Alysse Cooper and Eric Hepfer –  set up a great event featuring LBA Realty’s David Thomas moderated by colleague John Garrigan. This event was hosted at a great venue, The Illumina Theatre at Alexandria. 100+ Developing Leaders came to network and listen to our Rockstar, Dave Thomas, discuss his career and what propelled him to his current position. Dave’s secret? – Persistence. Keep a positive attitude and persevere through the ups and downs. Big thank you to the Mentorship Committee, Dave Thomas and John Garrigan for a great DL Rockstar Event!

6th Annual University Challenge and Outreach

Carly Glova and Paul Gherini, Chairs of the University Outreach Committee, got an early jump on the semester with speaking engagements at both USD and SDSU. Carly and Paul focused on promoting the benefits of NAIOP and networking in the commercial real estate industry, while encouraging students to take advantage of their school-sponsored memberships to attend NAIOP and Developing Leaders events. The University Outreach Committee actively ensured that the universities were represented and the students were recognized as the semester culminated with the NAIOP University Challenge at the end of April, in which UCSD took home first place. Congratulations, Tritons! Over $28,000 was raised to fund scholarships for all three schools- UCSD, USD & SDSU!

Legislative Update

 

State Updates

Prop 65 – a proposed revision warning regulations are problematic and unworkable. The revisions proposed by OEHHA take several steps backwards by introducing several new and problematic concepts that previous drafts never contemplated. A coalition is working with OEHHA. Click HERE for more. 
SB 1387 – oppose: this bill would substantially and adversely modify the use of market-based incentive programs and would add state-level appointed positions to the South Coast Air Quality Management District Board, effectively shifting local control over critical regional air quality planning to state law-makers in Sacramento.

Regional and Corporate Headquarters & Prime Industrial Land! 


Initiating the conversation with industry stakeholders and city staff on adjustments to the municipal code and general plan related to minimum square footage requirements for corporate and regional headquarters and definitions, designations and maps for prime industrial lands. 
 

Development Services Department Speeding Up or Feeing Up?


We have been engaging with the City of San Diego staff on the recently completed fee studies and recommendations to ensure that any proposed increases are equitable and do not contain policy recommendations that would result in onerous unintended consequences. 
 

SANDAG Regional Plan Sales Tax Ballot Measure?

SANDAG has proposed an expenditure plan for the 1/2 cent sales tax increase for transportation funding with a focus on equitable distribution between transit improvements and funding for streets, highways and local congestion relief projects.
